When you become a Buyer, there are a number of very important benefits that I will provide you

  1. I will help you get approved for your home loan by setting up a meeting for you with a reputable lender.
     

  2. I will automatically mail you regular updates of homes that match your home buying criteria.  With this information, you can pick the homes you like and drive by them to decide if you want us to arrange a private showing so you can see inside.
     

  3. I will use our specialized knowledge of this ever changing market to ensure you get the best home for the best possible price.
     

  4. I discuss strategy with you regarding offer price, financing terms, inspection timelines, possession date, and move in.  I will help you prepare the offer, present it on your behalf and then negotiate in your best interest.
     

  5. I will walk step by step with you during the escrow process to ensure that you are not burdened by what can be a very challenging process.
     

  6. I will continue to serve your needs even after you have purchased a home by showing you where to find the best services such as legal expertise, repair and handy-man services and other local service providers.

 

In Return for these services, you will agree:

  1. To make your house-hunting process easy by obtaining written loan pre-approval Remember, I can help you find a lender who is local to the Santa Cruz County area and help you avoid the downfalls of using a lender who is not familiar with our process.
     

  2. To allow me to represent you whenever you see a home (new or resale) that you want to view.  This means that you will let me know when you are going to view any home, and advise all other agents, builders, and For Sale By Owners that I am your agent and I represent YOUR best interests, not theirs.  If you want to make an offer, please do so by using my services and expert negotiating skills and knowledge of the market.
     

  3. Tell me when we need to change our search parameters or when your goals have changed so I can adjust to your needs and make your search for a home that much more productive.
     

  4. Give me six months from the commencement of this process to represent you as your agent.  Because the seller or builder pays my fees, you don’t pay me anything for all the services I have outlined above, and you’re under no obligation to buy or build a home.
